Oakville is about 65 minutes from our base near Spanish Lake in normal traffic, which makes it one of the longer drives in our county work, and it deserves a plan before a technician leaves. It is an unincorporated community of 36,301 residents in the 2020 census, bordered by the Mississippi and Meramec rivers in south county. Call before you wait for a visit, and we will tell you how the schedule looks. Coverage includes all of 63129, and we are open 24 hours.
Between the Mississippi and the Meramec: why summers feel heavier here
Oakville lies close to two rivers, in ASHRAE Climate Zone 4A, which is mixed-humid. Humidity makes an air conditioner work for two jobs at once, cooling the air and pulling water out of it. That second job leaves a condensate line carrying water all summer, and a slow drain turns into a wet floor around the indoor unit.

Grass clippings and leaf litter also pack into outdoor coils through the season. Rinse a coil gently with a hose, keep two feet clear around the unit, and shut the system off first. A coil that moves air cleanly runs shorter cycles and dries the house better.

South county houses from the 1970s at the fifty-year mark
Point2Homes shows the 1970s as the largest build decade in Oakville, at roughly 29 percent of homes, with a median year built near 1982. The 2020 census counted 14,734 housing units, with 2.7 percent of them vacant, so thousands of split-levels and ranches share the same age. Their original equipment is gone, and a second or third system is where the questions start: repair a part, replace the unit, or fix the ducts first.

When the Meramec rises: low ground, floods and what to do with wet equipment
The Meramec is a free-flowing river with no flood-control dams, and it empties into the Mississippi at Arnold and Oakville. Major floods came in December 1982, December 2015, when MoDOT closed I-44 for the first time in state history, and May 2017. Houses on low ground near the river should keep the condenser on a raised, level pad. If floodwater has reached a furnace, water heater or outdoor unit, leave it off, and have gas controls and wiring inspected by a professional before anything is restarted.
Jobs that fit Oakville's houses

AC Repair
Humid river-bottom summers push condensate drains and capacitors hard in Oakville, and a clogged drain shows up as water at the indoor unit, so the visit checks the line and the electrical parts together.

AC Replacement
Houses from the 1970s peak are on their second or third AC, so sizing from a load calculation matters more than copying the old unit, and the written quote should say who applies for the county permit.
Learn more →
AC Maintenance
A spring check of the coil, drain line and electrical parts catches the faults that fail on the first 90-degree week, and it clears the grass clippings that pack into condenser fins near fence lines.
Learn more →
Refrigerant Leak Repair
Units that slowly lose cooling over an Oakville summer usually have a leak, and the leak should be found and quoted before any refrigerant is added to a system that will only lose it again.
Learn more →
Furnace Repair
Split-levels from the 1970s often put the furnace and gas water heater in one lower-level room on a shared flue, so a furnace repair here includes a look at venting and combustion air.

Furnace Replacement
A furnace from the same era as the house is past the 15 to 20 years contractors commonly cite, and replacement should account for the flue, the gas line and the shared water heater vent.

Emergency AC Repair
Oakville is one of the longer drives in our county work, so an overnight cooling failure is a call-first situation, and the call should include the street, the equipment age and who at home is vulnerable to heat.
Learn more →Scheduling a 65-minute drive
Give the street, the equipment age and the symptom, and say whether anyone at home is vulnerable to heat or cold. We are open 24 hours. Expect a diagnosis first, a plain-language explanation of the fault and a clear, upfront quote before any repair starts.
Ameren Missouri supplies the electricity and Spire the natural gas across Oakville. With a gas furnace and a gas water heater sharing one lower-level room, a gas smell means walking outside, then calling 911 or Spire at 800-887-4173, before you phone us about the repair.
St. Louis County is Oakville's building office
Because Oakville is unincorporated, there is no city hall to call. St. Louis County Public Works says a mechanical permit is needed to install, alter, repair or replace a heating or cooling system, with ordinary maintenance such as filter changes exempt. Mechanical work must be done by a licensed contractor, and the county's mechanical licensing clerk is at (314) 615-7096. Ask any contractor, including us, for the St. Louis County license number.
Cliff Cave County Park covers 525 acres of Mississippi River bluffs, sinkholes and limestone caves, and its cave stays near 57°F year-round. Meramec Bottom Road at Lemay Ferry Road, where the St. Louis Community College South County center sits, is a landmark for the area, and the Cliff Cave library branch is another. Our AC repair and AC maintenance pages cover the summer jobs that matter most near the rivers.

Learn more →Heating and Cooling in Oakville: common questions
Who issues mechanical permits in Oakville?
St. Louis County. Oakville is an unincorporated community, so the county's Public Works department handles permits for installing, altering, repairing or replacing heating and cooling systems. Like-for-like replacements can qualify for a no-plan permit; changes in type or size need plans. Permit Processing is at (314) 615-5184, and the installing contractor should apply.
Can I replace my own AC in Oakville to save money?
The county allows homeowners to do mechanical work in their own dwelling without a license, but a permit still applies and refrigerant work is federally regulated, which is why most owners hire it out. A technician will tell you honestly whether a repair is enough before you spend on a new system.
Why does my AC run all day in Oakville and the house still feels damp?
Humidity comes from run time, not just temperature. A unit that short cycles, a dirty coil or a clogged drain leaves moisture in the air. St. Louis sits in a mixed-humid climate zone, and 2025 brought 49 days at or above 90 degrees, per the National Weather Service. A diagnosis finds which fault applies.
How long is the drive to Oakville, and can you still get there the same day?
About 65 minutes in normal traffic, one of the longer drives in our county work. We are open 24 hours and offer same-day service when the schedule allows. Call early in the day with your street and the problem so we can tell you how the schedule looks before you wait.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
