Heating and cooling in Maplewood, MO is shaped by space. The Census Bureau's 2020-2024 American Community Survey counts 4,745 housing units on 1.56 square miles, half of them in multi-unit buildings and 60 percent of households renting. Kenan Corporation drives to Maplewood in about 40 minutes from our base near Spanish Lake in normal traffic. The first thing we ask is not the brand but the room: where the equipment sits, how tight it is and who owns it.
Before the drive: what to tell the dispatcher
Describe the building (house, flat or storefront), which floor lost comfort, and where the furnace or condenser sits. In Maplewood those details decide whether the technician can reach the unit with a ladder, a flashlight and a full-size toolbox, or needs a different plan. Renters should send the landlord's name too, because a repair on a rented unit often needs the owner's approval before parts are ordered. A technician then diagnoses first, explains the fault in plain language and gives a clear, upfront quote before any work begins.

Houses built for 1900s lots, not modern equipment
Most of Maplewood's historic residential areas were built between 1900 and 1910, and the ACS adds that 2,002 of its units date to 1939 or earlier, with a median build year of 1952. Those houses were laid out before central air, and later owners fit equipment into whatever space was left.
The result is a pattern. Furnaces sit beside water heaters under low beams. Condensers stand in side yards a few feet from a neighbor's fence. Duct runs cross the same chases as plumbing. About 1,160 units sit in buildings of 10 or more apartments, so a boiler room or a rooftop unit may serve many households at once.
Citywide, 64 percent of occupied homes heat with utility gas and 36 percent with electricity. Gas furnaces here usually fail at igniters, flame sensors and inducer motors, while electric systems run to heat pumps and electric air handlers. Our furnace blowing cold air guide covers the first checks.

Maplewood calls we see most
Seven jobs account for most of what a small-lot, mostly rented city needs.

Ductless Mini Split Installation
Houses from Maplewood's 1900 to 1910 building wave have little room for an indoor air handler, so wall-mounted heads often fit better than ducts.

Furnace Repair
Furnaces in Maplewood basements are often squeezed beside a water heater and a low beam, so a repair visit starts with access and combustion air.
Learn more →
AC Repair
Sixty percent of Maplewood households rent, and condensers in shared side yards need clear coils, a level pad and a working drain line, which a landlord's repair call should check first.
Learn more →
Boiler Service
Some of the city's oldest buildings kept hot-water heat, and a boiler in one of those tight mechanical rooms needs pressure, venting and circulator checks before cold weather.

Commercial HVAC Repair
Restaurants and small shops on Manchester Road and Sutton Boulevard run split systems and rooftop units that need quick diagnosis when a dining room overheats.

Furnace Replacement
With 2,002 pre-1940 units in the city, a basement furnace often sits beside a water heater, so replacement means measuring clearance and combustion air before choosing a compact unit.

AC Maintenance
Owners of the roughly 1,160 units in Maplewood buildings of 10 or more apartments can schedule one spring coil and drain-line check per building before the first 90-degree week.

Why upper floors run hot in early-1900s Maplewood houses
The upstairs bedroom is where a Maplewood summer shows. Houses from the 1900 to 1910 building wave usually have a steep roof, little attic depth and plaster walls, so heat collects on the second floor long after the lower rooms cool. The National Weather Service counted 49 days at or above 90°F in St. Louis in 2025.
A bigger air conditioner rarely fixes that. A load calculation shows whether the problem is the roof, the windows, a thin duct run or an undersized unit. Sometimes one ductless head over the stairs or in the worst bedroom solves it for less than reworking ducts, and sometimes a duct repair does. We would rather measure than guess.
Maplewood permits and the Manchester Road corridor
Maplewood's building division page says the city does not issue mechanical permits. A permit is required to install or replace a furnace or central air conditioner, and it comes from St. Louis County Department of Public Works, which lists 314-615-3867 for mechanical permits. Missouri has no statewide HVAC license, so ask any contractor, including us, for the county license number, and put the permit in the written quote. St. Louis County's residential permit page says most like-for-like equipment replacements are issued over the counter without a plan submission, and the county keeps a public list of its licensed mechanical contractors.
Manchester Road, Sutton Boulevard and the Maplewood-Manchester MetroLink station are the landmarks most callers use. Electric service is Ameren Missouri, and Spire delivers the gas. For a room that cannot take ducts, read about ductless mini splits, and use our AC repair page when a condenser quits.

Learn more →Heating and Cooling in Maplewood: common questions
Does Maplewood issue permits for furnace and AC replacement?
No. The City of Maplewood says it does not issue plumbing, electrical or mechanical permits, and that a mechanical permit for installing or replacing a furnace or central air conditioner comes from St. Louis County Department of Public Works. The city lists 314-615-3867 for mechanical permits. Ask the installing contractor to get it and show it in your quote.
What if I rent in Maplewood and the heat quits?
Read your lease and report the outage to your landlord in writing, since most leases put heating and cooling repair on the owner. Owners and managers of small Maplewood buildings can call us with the unit, the equipment type and what happened. A tenant should switch the system off if it smells or makes grinding noises.
Can a small Maplewood house fit a new furnace and AC coil?
Usually, but the layout decides the equipment. Houses from the early 1900s often have low basements and no attic access, so options include a compact upflow furnace with a slim coil, a coil mounted in a closet, or a ductless system. We measure the space and run a load calculation before recommending any of them.
Do you work on shops and restaurants along Manchester Road?
Yes, light commercial HVAC is one of the services Kenan Corporation lists, and small split systems and rooftop units on storefronts fit that work. Tell us the unit type and whether the roof or alley is the access point. A failed unit in a dining room is a same-day service request when the schedule allows.
How far is Maplewood from your base?
About 40 minutes from our base near Spanish Lake in normal traffic, since Maplewood sits in the inner suburbs south of Clayton. We are open 24 hours. Give the address and the nearest cross street, such as Manchester Road or Sutton Boulevard, and we will be straight about timing for that day.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
