Heating and cooling in Affton, MO is mostly about when to replace. The Census Bureau's 2020-2024 American Community Survey counts 9,092 housing units here, and 67 percent went up between 1940 and 1969. Kenan Corporation reaches Affton in about 50 minutes from our base near Spanish Lake in normal traffic. Eighty-three percent of units are detached houses and 81 percent of occupied homes are owner-occupied, so the repair-or-replace choice sits with the people living in them.
A 1958 median home and the second-generation furnace
The ACS gives a median build year of 1958. Another 2,820 units are from the 1950s, 1,377 from the 1940s and 1,863 from the 1960s, while only 776 are older than 1940. Affton's postwar growth is why the typical house is a single-family home from the 1950s or 1960s, with a furnace in the basement or a utility room and, in some, ducts running through a crawl space.
Those houses were built when central air was uncommon, so the AC is nearly always an add-on. The original furnace is long gone, and its replacement from the 1980s or 1990s is now the one failing. A second replacement is the moment to size the system properly with a load calculation instead of copying what was there, and to check the old duct sizes against the new equipment.

Jobs that come up in Affton
The list below fits a community of owner-occupied postwar houses.

Furnace Replacement
With 2,820 Affton homes built in the 1950s and 1,863 in the 1960s, a furnace from the 1990s is often the third on the same ducts and due for a real replacement decision.

AC Replacement
Central AC in these ranches was usually added after the house was built, so a replacement is the time to check the coil, line set and duct size together.

Heat Pump Installation
Utility gas heats 81 percent of Affton homes, which makes a dual-fuel heat pump with a gas furnace backup the realistic comparison to a straight furnace swap.
Learn more →
Duct Repair and Replacement
Ductwork in postwar ranches may run in a crawl space or under a slab, where leaks and collapsed sections hide until airflow drops and one end of the house stays cold.

AC Maintenance
With 81 percent of homes owner-occupied and AC added after construction, a spring tune-up on a 25-year-old condenser shows whether it has another season or two.

Furnace Repair
In a community where 81 percent of homes heat with Spire gas, a furnace that short-cycles or quits is usually an igniter, flame sensor or limit switch, and a repair can buy several seasons.

AC Repair
With central air in most Affton ranches added decades after construction, warm air upstairs or at the far end deserves an airflow, capacitor and coil check before anyone suggests a bigger unit.

Cost, rebates and when a repair stops making sense
Utility gas heats most Affton homes, and electricity heats 16 percent, so a heat pump here usually means a dual-fuel setup with a gas furnace for the coldest days. Ameren Missouri's 2026 chart lists $2,000 per system for qualifying dual-fuel heat pumps through a participating contractor, and the chart is valid for 2026 only. Confirm any rebate in writing before signing. The furnace replacement and AC replacement pages explain how sizing and quotes work. See HVAC rebates and tax credits in Missouri for what to check, and repair or replace an old AC for the decision itself.

What an Affton visit looks like
Call with the street, the equipment's age and the symptom. A same-day visit is possible when the schedule allows, and the dispatcher will say plainly if it is not. The technician diagnoses first, explains the cause in plain language and gives a clear, upfront quote. If a part solves the problem, that is the recommendation, and a new system comes up only when repair is no longer sensible. Over a drive this long, a photo of the furnace nameplate and the outdoor unit's data plate sent ahead lets the technician check parts and model history before leaving the shop.

Which permit office covers an Affton address?
Check the address before the paperwork. Affton is unincorporated and shares ZIP codes 63123 and 63125 with neighboring places, and the mailing name on a bill does not say which government covers a house. If the property is in unincorporated St. Louis County, the county handles the permit. A house inside a nearby city, such as Shrewsbury, goes through that city's office instead.
For county work, a permit is needed to install, alter, repair or replace heating, air-conditioning or duct systems, and county permits follow the 2015 International Residential Code as amended for one- and two-family homes. Filter changes and refrigerant recharges are not permit work. Ask the installing contractor to pull the permit, and ask for the final inspection record after a furnace or AC swap.
Permits and landmarks around 63123
Affton has no city building department, so St. Louis County's Department of Transportation and Public Works handles permits and licenses mechanical contractors. A permit is required to install, alter or replace heating and AC. Ask any contractor, including us, for the license number the county accepts.
Gravois Road, with the Affton Athletic Association at 10300 Gravois Road and the Federhofer's Bakery sign at 9005 Gravois Road, is how most callers place themselves. Grant's Trail runs along Gravois Creek, and Oakland House, an 1853 limestone mansion on Genesta, is another local marker, per the Affton-Lemay Chamber's visitors guide.

Learn more →Heating and Cooling in Affton: common questions
Should I replace the furnace and AC together in an Affton ranch?
Replace them together when both are near the end of their life, because a matched indoor coil, furnace and thermostat are sized as one system. Contractor sources put equipment life at about 15 to 20 years with routine care. If only one failed and the other is under ten years old, we price the single replacement and explain the trade-off.
Who issues HVAC permits in Affton?
St. Louis County does, because Affton is an unincorporated community with no city building department. County permits cover installing, altering or replacing heating and cooling systems, and the county licenses mechanical contractors. Ask the contractor for their county license number and put the name of the permit holder in the quote.
Does Spire offer furnace rebates for Affton customers?
Spire has published high-efficiency furnace rebate forms with program years that run October 1 through September 30, but the forms we found were territory-specific and dated. Ask Spire whether a rebate is open for your address and furnace before you count on one, and keep the model number and AFUE rating.
How far is Affton from your Spanish Lake base?
About 50 minutes in normal traffic, since Affton is on the south side of the county and our base is in the far north. We are open 24 hours and offer same-day service when the schedule allows. Tell the dispatcher the nearest cross street, such as Gravois Road, and what the system is doing.
What does a ranch house furnace nameplate tell me?
It lists the model, serial number and manufacture date, which is usually enough to tell whether the unit is 12 years old or 32. It also lists the input rating and fuel. Photograph it before you call, along with the outdoor unit's plate, so the technician can look up parts and discuss repair or replacement.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
