Heating and Cooling in Webster Groves, MO

Heating and cooling in Webster Groves often means working around a century of changes: boilers, added ducts and narrow chases in houses that came from five merged communities. Kenan Corporation reaches ZIP 63119 in about 40 minutes from our base near Spanish Lake in normal traffic.

Victorian and Craftsman houses with deep front porches and tall chimneys on a hilly Webster Groves street in early spring

Webster Groves is about 40 minutes from our base near Spanish Lake in normal traffic, and the age of the house decides most of what a visit involves. Five communities, Webster, Old Orchard, Webster Park, Tuxedo Park and Selma, merged in 1896 to form the city. The 2020 census counted 24,010 residents in 9,909 housing units, and several historic districts preserve a large share of older housing. Every Webster Groves address is in our coverage, and we offer same-day service when the schedule allows.

Five communities, many ages of house

EZ Home Search lists a median year built of 1931 among homes currently for sale in Webster Groves, and a 2026 buyer's guide from Doss describes everything from 1890s Victorians to 1960s ranches. That range is the problem and the opportunity. A 1905 house may still have a boiler and radiators, a 1925 bungalow may have a furnace added in the 1950s, and a 1962 ranch has ducts that were designed for it.

Boilers feed radiators through pipes that run through the basement ceiling.

Older houses with radiators need a technician who reads a boiler, not just a furnace. Pressure, water level, the expansion tank and the pipe condition all matter, and a boiler that is sound can last decades with service.

Tight chases, plaster and the cooling problem

Retrofitting cooling into an older Webster Groves house is a planning problem. Duct runs have to find a chase, a soffit or an attic corner, and many of those spaces were never meant to carry anything. A ductless head on an upstairs wall often solves the room that never cools without opening a single plaster surface.

A railroad suburb, five National Register districts and the flue question

Webster Groves grew as a suburb along the Pacific Railroad line, and five areas of the city, including the Old Webster, Central Webster, Marshall Place and Webster Park districts, are listed on the National Register of Historic Places. Where a house was converted from coal to gas, a brick chimney built for one heat source may now serve another. A boiler or furnace swap should include a look at the flue liner, the cap and the draft, not only the new appliance.

Boiler Service

Houses from the Victorian and bungalow eras in the Old Webster and Webster Park districts may still heat with hot-water or steam boilers, so the visit checks pressure, water level, the expansion tank and radiator valves.

Ductless Mini Split Installation

Where plaster, brick and narrow chases leave no path for ducts, a ductless head cools an upstairs room through a small line set run along an exterior wall instead of through finished walls.

Furnace Repair

Furnaces added to older Webster Groves houses sit in cramped basements and closets, and ignition and blower parts are the usual first faults, so access and clearances shape how long the repair takes.

Furnace Maintenance

Brick chimneys that once vented a coal boiler now serve gas appliances in many older houses, so a fall check looks at the flue, the cap and the draft along with the burners.

Duct Repair and Replacement

Ducts squeezed through old chases and soffits tend to leak at the joints and bend where they meet framing, which starves the rooms at the end of the run in both seasons.

Furnace Replacement

Replacing a furnace in a house of this age means checking the flue, the gas line and the space around the unit before sizing, and the written quote should say who applies for the city permit.

Heat Pump Installation

A house with radiators and no ducts can sometimes add cooling and supplemental heat with a ductless heat pump, which is worth pricing against a duct retrofit before anyone opens a plaster wall.

What to expect from a call near Big Bend Boulevard

Describe the symptom, say whether the heat comes from radiators or registers, and give the age of the house. Our technician diagnoses before replacing parts, explains the problem plainly and gives a clear, upfront quote before work starts.

Registered contractors, the fee table and the 2015 mechanical code

Webster Groves issues permits only to contractors registered with the city. Its Planning and Development office publishes a fee table of a $40 plan review, $6 per $1,000 of improvement value with a $35 minimum, and $40 per inspection, and it cites the 2015 International Mechanical Code. The installing contractor applies for the permit, so ask for it in the written quote.

Mechanical permits are filed through the city's online government portal, and Planning and Development sits at City Hall, 4 E. Lockwood. The city makes an exception for a homeowner acting as general contractor on an owner-occupied house, but its page does not say whether that covers mechanical work, so call 314-963-5300 before you assume it does.

The Old Webster, Webster Park, Central Webster and Marshall Place historic districts are the neighborhoods where these older-house questions come up, and Webster University, founded by the Sisters of Loretto in 1915, sits on Big Bend Boulevard across from Eden Theological Seminary and next to Nerinx Hall High School. Our boiler service and ductless mini split pages describe the two jobs old houses here most often raise.

Heating and Cooling in Webster Groves: common questions

Does Webster Groves require HVAC contractors to be registered?

Yes. The city's permits page says permits are issued only to contractors registered with the City, with an exception for a homeowner acting as general contractor on an owner-occupied house. Mechanical permits go through the city's online portal. Ask any contractor, including us, which Webster Groves registration they hold before work starts.

What does a mechanical permit cost in Webster Groves?

The city's posted schedule lists a $40 plan review, a permit fee of $6 per $1,000 of improvement value with a $35 minimum, and $40 per inspection, under the 2015 International Mechanical Code. Fees can change, so confirm with Planning and Development at 314-963-5300. The installing contractor applies, and the quote should show it.

Should I keep radiators or switch to forced air in an older Webster Groves house?

Keep them when the boiler is sound and the pipes are tight. Radiant comfort is hard to match, and a boiler can last decades with service. Switch when the boiler is failing and cooling is also needed, since a single duct system serves both. We explain the trade-offs before you decide.

How far is Webster Groves from Spanish Lake?

About 40 minutes in normal traffic to ZIP 63119. We are open 24 hours and offer same-day service when the schedule allows. Tell us when you call whether the house has radiators, ducts or both, because that changes the tools and the time the technician plans.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
