Heating and Cooling in Hazelwood, MO

Heating and cooling in Hazelwood splits between mid-century houses, rental properties and the warehouse and office buildings that replaced the old Ford plant footprint. Kenan Corporation reaches ZIP 63042 in about 25 minutes from our base near Spanish Lake in normal traffic.

Hazelwood is about 25 minutes from our base near Spanish Lake in normal traffic, and its calls come from both houses and warehouse-scale buildings. The Ford St. Louis Assembly Plant ran here from 1948 to 2006, and its site is being redeveloped as Aviator Business Park. Around it, the 2020 census counted 11,832 housing units, and ZIP 63042 is where the work divides between homes and light-industrial buildings. Calls range from a single house to a small commercial space, and we are open 24 hours with same-day service when the schedule allows.

Light-industrial roofs near the old Ford plant site

Hazelwood is a regional hub for manufacturing, distribution and offices, with employers across the city (17,063 local positions counted in 2015) and developments such as Hazelwood Logistics Center and TradePort. Buildings like these usually keep their heating and cooling in packaged rooftop units. A single failed contactor or a clogged coil on a flat roof can shut down a workspace by midday. Scale matters: Hazelwood Logistics Center alone holds 1.8 million square feet of industrial space, and TradePort is planned as a 325-acre park north of the St. Louis Outlet Mall. Light commercial rooftop work fits our scope. A large distribution hall with dozens of dock doors may not, which is why the first call should describe the equipment.

Light-industrial buildings typically heat and cool with packaged rooftop units.

On a roof call, the technician checks airflow and electrical parts first, since those fail more often than compressors. Light commercial work is part of what Kenan Corporation does, and a clear, upfront quote comes before any parts are ordered.

Rentals, mid-century houses and what Census data says

Census QuickFacts reports that 59.5 percent of Hazelwood's housing is owner-occupied for 2019 to 2023, so roughly four in ten households rent. An ACS-based tally for ZIP 63042 shows the 1960s as the largest build decade, with about 3,458 of 9,333 units. The result is a lot of small brick ranches with closet or basement furnaces and condensers on the side yard. The city itself went from 336 residents in 1950 to 14,082 in 1970, so most of that housing arrived within one generation.

Owners of rentals want a repair-first answer, and older equipment often supports one. A furnace that fails to ignite usually needs an igniter or a flame sensor, not a new unit.

Furnace Replacement

Hazelwood grew from 336 residents in 1950 to 14,082 in 1970, so many furnaces sit in 1950s and 1960s houses whose flues, closets and returns need checking before a new unit goes in.

Booking a visit when the call comes from Lindbergh or the I-270 side

Give the address, the equipment age and whether the space is a house or a commercial unit. We are open 24 hours. The technician drives out, finds the fault, tells you what is wrong in plain terms and leaves the decision to you.

When a house changes hands or tenants

Hazelwood's Residential Occupancy Permit Program, established in 2002, has Code Enforcement officers inspect every residential unit in the city that changes occupancy, inside and outside, against the 2021 International Property Maintenance Code. Applications go through the city's online portal. The page does not list heating checkpoints, so read the city's inspection guidelines and ask what the inspector checks. If a furnace or AC is already failing, repair it before the inspection date instead of during the turnover.

Code Enforcement and the 2021 mechanical code

Hazelwood's Code Enforcement page says permit applications and inspection requests now run through an online platform. The city lists the 2021 International Mechanical Code and 2021 International Fuel Gas Code as adopted, and it contracts with St. Louis County for electrical and plumbing permits. The page does not describe contractor licensing, so ask any contractor, including us, for the license that applies in Hazelwood.

Cowmire Creek runs through the city on its way to the Missouri River, and Prairie Commons Library is a handy landmark. Our rooftop unit service and furnace repair pages cover two jobs that fit this city's buildings.

Heating and Cooling in Hazelwood: common questions

Do you service rooftop units at Hazelwood warehouses and offices?

Yes, for light commercial buildings. Packaged rooftop units, small split systems and office heating are the work we take on, and the technician starts by diagnosing the fault rather than quoting a new unit. For a large industrial system, call first and describe the equipment so we can tell you whether it fits.

What does Hazelwood require before a furnace or AC replacement?

A permit, through the city's Code Enforcement and Inspections office. Hazelwood now takes applications and inspection requests through an online platform and has adopted the 2021 International Mechanical Code and Fuel Gas Code. Inspections and Permits is at 314-513-5034. The installing contractor should handle the permit and say so in the written quote.

How far is Hazelwood from your Broadhead Lane base?

About 25 minutes in normal traffic to ZIP 63042. We are open 24 hours and offer same-day service when the schedule allows, but that is not an arrival promise. Tell us the address and whether it is a house, a rental or a commercial space so we can plan the visit.

I manage rental houses in Hazelwood. How do repair calls work?

Call with the address and the symptom, and arrange tenant access if the unit is occupied. The technician diagnoses first, explains the fault in plain language and gives a clear, upfront quote before work starts. On older equipment we weigh a repair against replacement and tell you which makes sense.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
