Heating and Cooling in Maryland Heights, MO

Heating and cooling in Maryland Heights is shaped by apartments and offices as much as houses: about a third of the city's housing sits in buildings of five or more units. Kenan Corporation reaches ZIP 63043 in about 35 minutes from our base near Spanish Lake in normal traffic.

Mid-rise apartment buildings and office blocks with rooftop equipment near a highway interchange in Maryland Heights

Maryland Heights is about 35 minutes from our base near Spanish Lake in normal traffic, and its housing leans toward apartments more than most cities we cover. The 2020 census counted 13,425 housing units, and Point2Homes' unit-in-structure data puts roughly 36 percent of them in buildings of five or more units. The city incorporated in 1985, and I-270 and Page Avenue meet at Westport Plaza, so a day of calls can include a hallway air handler, a rooftop unit and a basement furnace.

Apartments, offices and packaged equipment near Westport Plaza

Multi-family buildings and offices rarely share the furnace-and-coil layout of a house. Apartment units use individual condensers on pads, with electric heat or heat pumps inside, while office space tends to cool from packaged rooftop units. Westport Plaza alone is a development of more than 700,000 square feet.

Apartment communities typically keep one condenser per unit along the building wall.

The Hollywood Casino Amphitheatre holds about 20,000 people with lawn seating, and the Centene Community Ice Center opened in 2019 with three indoor rinks and a covered outdoor rink. Venues like these run much larger systems. Kenan Corporation does residential and light commercial work, so a large venue is a conversation about scope before it is a quote.

Census QuickFacts puts the owner-occupied rate at 57.6 percent for 2019 to 2023, so a large share of the city's households rent and the rest own. The city counted 11,846 housing units in 2000 and 13,425 in 2020, a gain of about 13 percent in two decades. The owners in those subdivisions deal with ordinary house problems: a hard-starting furnace, a tripped breaker on the AC, a thermostat that does not hold. Repair usually comes first, and it is the right answer when the unit is otherwise sound.

Heat Pump Repair

Apartment buildings with electric heat or heat pumps call when the outdoor coil ices over or backup heat runs constantly, and the fix is often a sensor, defrost board or contactor.

Rows of identical condensers at apartment communities fail the same ways, with capacitor, contactor and fan-motor faults leading, so a technician who finds one pattern can check the neighboring pads.

Furnace Repair

Single-family streets off Fee Fee and McKelvey roads still rely on gas furnaces that need ignition and blower repairs, and a repair is usually the sensible first answer on a unit that still burns cleanly.

Furnace Maintenance

Maryland Heights occupancy inspections look for furnaces in good repair, properly vented, with a clean blower filter and a gas shut-off valve, so a pre-inspection furnace check avoids a failed visit.

Furnace Replacement

The city lets a like-for-like furnace replacement go through without plans, but a change in size, fuel or venting needs more paperwork, so the quote should say which kind of job it is.

How a visit works when the building is a rental or office

Tell us who controls access, since tenants, managers and owners often differ. The technician diagnoses the fault, explains it in plain language and gives a clear, upfront quote that the building owner can approve. We are open 24 hours.

What the Maryland Heights occupancy inspection checks on a furnace

The city inspects a home or apartment unit when occupancy changes, against the 2021 International Property Maintenance Code. Its residential checklist says furnaces must be in good repair, properly wired and properly vented, each blower needs a clean, serviceable filter, and a gas furnace needs a gas shut-off valve. A passed inspection is good for 90 days. For apartment buildings, the city says every unit is inspected at changeover at $60 per unit, including two reinspections. Fix a furnace fault before the inspector arrives, because each failed visit holds up the move-in. With a 9.7 percent rental vacancy rate in the 2020 census, units are turned over often, and each turnover is a natural point for a filter and furnace check.

Permits, McKelvey Road and Creve Coeur Lake

Maryland Heights treats a house and a commercial building differently on permits. The city's page lets a like-for-like furnace or condenser replacement go through without plans, while larger mechanical work needs construction documents. It says St. Louis County handles mechanical permits and inspections for commercial and multi-family projects, and it recently adopted the 2021 ICC codes. Ask the installing contractor to put the permit in the written quote.

Creve Coeur Lake Memorial Park, with its 320-acre lake, and McKelvey Road are the landmarks on the west side. Our rooftop unit service and heat pump repair pages cover equipment common in multi-family and office buildings.

Heating and Cooling in Maryland Heights: common questions

Who issues a furnace or AC permit in Maryland Heights?

The city does for houses. Its mechanical permit page says like-for-like furnace or condenser replacements can be permitted without plans, and its commercial page says the city contracts with St. Louis County for mechanical permits and inspections on commercial and multi-family projects. The permits coordinator is at (314) 738-2240.

Do you work on apartment buildings in Maryland Heights, or only houses?

Both. We handle individual apartment systems and light commercial equipment as well as single-family furnaces and air conditioners. Property managers should call with the building address, the unit count and the equipment type, so the first visit starts with the right information instead of a guess.

What is the drive time from Spanish Lake to Maryland Heights?

Plan on about 35 minutes in normal traffic to ZIP 63043. I-270 is the main road, and rush-hour backups can lengthen the trip. We are open 24 hours and offer same-day service when the schedule allows, but we do not promise an arrival time.

Who pays when a Maryland Heights apartment loses its cooling in July?

Your lease decides, and in most rentals the landlord or property manager carries repairs to built-in heating and cooling. Tell them first and keep the unit off if it is making grinding sounds. The person who authorizes the work receives the clear, upfront quote, so a manager can approve the visit without the tenant paying.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
