Heating and Cooling in St. Peters, MO

Heating and cooling in St. Peters, MO is a 45-minute drive from our base near Spanish Lake in normal traffic. The city boomed in the 1980s, so many of its homes are now on a second or third furnace and air conditioner.

Much of St. Peters went up in a hurry, and the HVAC shows it. A small town of 486 people in 1970 became a suburb of 45,779 by 1990, according to census figures. We reach it from our Broadhead Lane base in about 45 minutes in normal traffic.

Why 1980s homes off Mid Rivers Mall Drive are on second and third systems

Houses built in the 1980s are now 35 to 45 years old. A furnace or air conditioner rarely lasts that long, and contractor sources put typical life at 15-20 years with routine maintenance. So the question here is seldom whether an original unit is worn out. It is how old the replacement is and whether the ducts it connects to were ever sealed.

Many St. Peters subdivisions date to the 1980s building boom.

The 2020 census counted 24,233 housing units in the city. The Rec-Plex beside City Hall and Mid Rivers Mall, the county's largest shopping center, anchor the city. Homes in the surrounding subdivisions are where second-generation equipment meets repair-versus-replace decisions.

Which repairs come up most for second-generation furnaces and air conditioners?

Housing counts since 2000: the newer streets

Growth did not stop after the 1980s boom, it slowed. Census counts put St. Peters at 45,779 residents in 1990, 51,381 in 2000, 52,575 in 2010 and 57,732 in 2020. Housing units rose from 18,776 in 2000 to 21,717 in 2010 and 24,233 in 2020, with 2.6 percent vacant.

That is a net gain of 5,457 units in two decades, so more than three in four homes stood by 2000. The older streets are on second and third systems. The newer ones have air conditioners and furnaces in the five-to-twenty-five-year range, where capacitors, igniters and blower motors begin to fail. The Census Bureau's 2024 estimate of 61,398 residents suggests the newer-street count is still growing. Either way, ask for a diagnosis before accepting a replacement quote.

What happens after you call from St. Peters

Tell us the make of the system if you know it, what it did last, and how old it is. A technician diagnoses before swapping parts, explains the finding, and quotes the work in writing before starting. A repair is the first option we price when it makes sense, and we check the rest of the system while we are there.

St. Peters is 24 miles from Broadhead Lane, about 45 minutes in normal traffic, with St. Charles about 35 minutes and O'Fallon about 50. We do not promise an arrival time on the first call. We tell you where the day stands.

ZIP codes that cross city lines, from the Rec-Plex to Cottleville

The ZIP codes tied to St. Peters, including 63376, 63304, 63303 and 63366, are also used by St. Charles and O'Fallon addresses. The ZIP on your bill does not say which city's building office applies. Cottleville is a separate city next door, with its own government.

The Rec-Plex, a 236,000-square-foot complex beside City Hall, and Mid Rivers Mall, the county's largest shopping center, are the city's big buildings. Houses sit between them, alongside more than 1,000 acres of parks and trails. When you call, give the street address and the nearest cross street instead of leaning on the ZIP.

Building rules, utilities and I-70 access in St. Peters

St. Peters' mechanical code says contractors must first be examined and licensed by St. Charles County, and the city may also require a St. Peters business license. The Building Commissioner's office at 636-477-6600, ext. 1670 can say whether your replacement needs a permit. Make sure the quote names who pulls it.

Check your electric and gas bills for the utility name: Ameren Missouri and Spire serve most of the county, and Ameren's 2026 rebates reach only Ameren customers. See our AC replacement page if the unit is past 15 years, or furnace repair if it is a heat problem.

Heating and Cooling in St. Peters: common questions

How long does it take you to reach St. Peters?

The drive is about 45 minutes from our base near Spanish Lake in normal traffic, and we cannot promise an arrival time. Call first so we can say honestly where the day stands. We are open 24 hours, and we offer same-day service when the schedule allows.

Is a 1980s St. Peters house likely on its original air conditioner?

Rarely. St. Peters grew from 15,700 residents in 1980 to 45,779 in 1990, and air conditioners usually last 15-20 years, so most original units have been replaced at least once. Ask when the current one went in, because a unit past 15 years changes the repair-or-replace math.

Does St. Peters require a permit for a furnace or AC replacement?

Ask the city Building Commissioner at 636-477-6600, ext. 1670, before work begins. St. Peters' mechanical code says contractors must be examined and licensed by St. Charles County, so ask any contractor for that license number and put the permit-puller's name in the written quote.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
